Decker Construction offers a variety of services to suit the needs of its clients, from building inspections for residential and commercial properties to general contracting and construction management for custom single family homes to complex multi-story buildings. The following is a brief description of the services we offer to owners, developers and architects.
Construction Management is the primary service provided to the majority of our clients. This contract method involves a stated fee with a guaranteed not to exceed price (GMP) for a turnkey construction project, where the majority of the work is subcontracted out to specialty trades. 

Construction Management contracts typically state a sharing of savings between the owner and contractor based on the difference of the guaranteed maximum price and the final actual cost for the project. These contracts are recommended for experienced developers and owners building custom homes. more information
AS the General Contractor in projects, we will act more as a self-performing general contractor. If the contract with the owner includes a disproportionate amount of concrete, masonry and structural steel then we may recommend a fixed price agreement where we provide construction services for a fixed price. In some cases, an owner may desire a fixed price and does not desire to participate in a shared savings contract.

Design/Build is the the oldest and most cost effective method of architecture and construction, yet the least used by owner's and developers, primarily because the construction industry has failed to educate. The process is used largely by governmental institutions such as school systems. 

In a design/build process, the owner, architect and builder work as a team to design and construct a building for the price budgeted in a developer's performa. Working together, the design/build team evaluates the cost of assemblies and components as the design takes form. 

The advantages to the owner are 1) the cost of construction for the final plans developed by the architect and engineers is known and controlled through out the design phase and not a surprise to the owner if he waits for final bid documents and then receives bids higher than expected and, 2) the time to construction is shortened since the project will not be out of budget requiring time consuming and costly revisions to the drawings and then going through another bid process and, 3) actual construction time is shorter since the lead items are known and ordered well in advance and all materials have received prior approval during the design phase. more information 
Budget Preparation is a service we provide to architects and experienced owners and developers preparing budgets for their clients. We also provide this service to individuals not ready to build, but who are in need of the projects construction cost for financing purposes. This service is provided using an Agreement for Reimbursement, where we credit the reimbursement cost to our client if we are awarded a construction contract for the project. This service is generally referred to as pre-construction services and is commonly found in many construction management contracts. 
Permitting Projects is a service we provide to clients who have experience building their specific type buildings and desire to save some of the typical builder fees. Operating under a Construction Management-Agency agreement with the unlicensed contractor or owner, we secure all permits for the project and provide services required by the Florida Department of Professional Regulation and the Florida Construction Industry Licensing Board.

Building Inspections is a service we perform everyday on our projects. As recognized experts in the construction industry, we receive many requests to inspect industrial, commercial, and residential properties. 

Industrial and Commerical building inspections generally involve more time than residential homes and the time to inspect and generate reports is more time consuming. The minimum charge is $400 for five hours, inclusive of 1.5 hours of travel time. The hourly rate beyond five hours is $80 per hour plus $.50 per mile. This fee does not include the cost for for professional roof inspections, mechanical and electrical inspections from licensed tradesmen. All inspections are performed by a licensed State Certified Class A General Contractor and reports are provided same day.
