Permitting Projects is a service we provide to clients who have experience building their specific type buildings and desire to save some of the builder fees. Under a Construction Management- Agency agreement,we secure all permits necessary for the project and provide services, which are the minimum required by the Florida Department of Professional Regulation and the Florida Construction Industry Licensing Board.
CM-Agency differs from CM-At Risk in several ways. Most significant is that the owner directly holds contracts with the various subcontractors. The CM works as the owner's agent to manage the construction process as well as works with the architect (if desired by the owner) to develop and estimate the design. The CM also can help the owner receive and evaluate the proposals from various subcontractors.
Owner Advantages
- Construction firm selected on basis of interview and value/quality versus low bid
- Early CM involvement in estimating and constructability
- Single point accountability is with the owner (i.e., Owner selects CM, Architect and Subcontractors)
- Enables fast track-delivery (construction begins before design is complete, saving time)
- CM responsible for on-time, on-budget delivery
- Good for owners who are experienced in construction
Owner Disadvantages
- CM has no contractual liability with subcontractors
- Final price is not fianlized until all bids received from subcontractors
